Our company takes advantage of many free marketing sites such as Craigslist, Facebook, Section 8, and many more. Placing an ad in the Santa Cruz sentinel, Sacramento Bee, and/or the Penny saver is also an option. We always keep an up to date list of vacant rentals on our company website and notify our current tenants when rentals are available in order to generate “family/friend” referrals. Signage is placed in front of all vacant properties to generate interest. Our office also generates a large amount of inquiries regarding available properties in the rental market.

Tenant Screening

In order to provide the greatest stability for your investment, we strive to find the best residents possible for your property. Because of our superior resident screening process, our properties create a higher monthly income, enjoy greater stability, fewer resident hassles, and a significantly lower turn-over rate. We run a full tenant screening back ground check at no additional cost to you!
  • We verify past rental history.
  • We verify all adults applicants credit report.
  • We verify applicants criminal background.
  • We verify that no applicants have previously been evicted.
  • We verify each applicant’s employment and income.

Question we ask applicants:

  • Did they pay rent on time?
  • What was the reason for the move? Were they evicted for non-payment of rent or for breaking the landlord's rules?
  • Did the give 30 days notice prior moving?
  • How did they keep their apartment/house? Were they clean?
  • Did they cause any damage to the apartment/house other than normal wear and tear?
  • Were they respectful of their neighbors?
  • Did they complain often?

Rent Collection

We inform tenants at move-in that rent is expected to be paid on time without exeption. All rent is due on the 1st of each month and is considered late if received after the 5th of the month. Late notices are sent on the 6th and removal proceedings are initiated if the tenant does not make immediate arrangements for rent payment. The collection of rent is one of our most important functions of managing your property. Self addressed labels and direct deposit options are provided to the tenant for ease in making payments.

We make collecting your income automatic and easy with direct deposit to the owner's bank account.

Maintenance and Repair Services

We have a broad list of vendors for all types of maintenance needs. We can be reached 24 hours a day for emergencies and we acts quickly when maintenance issues come up.

Tenant Evictions

Although we take great steps to prevent evictions, we are well prepared to handle the situation if it may arise. We act quickly to serve all legal paperwork in preparation for an evicition, then turn it over to an attorney to complete the process. Time is of the essence!
